American and Turkish Buyers Are Quietly Reshaping Prime London

Ask most sellers who is actually buying in prime central London right now, and they will guess the usual names — Gulf money, Chinese capital, European wealth relocating. All still present. But the two buyer groups doing the most to shape the top of the market through 2026 are ones that get far less attention: Americans, and Turkish buyers moving capital out of a difficult domestic economy.

If you are weighing up when and how to sell, understanding who is actually in the room matters more than any single price index.

The American buyer is not going away — but the profile is shifting

US buyers remain one of the strongest pillars under the prime central London market. Political and economic conditions at home have kept relocation interest high through 2025 and into 2026, and London continues to be the default choice for Americans buying internationally — ahead of increasingly popular alternative cities.

There is a real nuance worth knowing, though: American buyers accounted for around 20% of super-prime sales in 2025, down from roughly 25% in 2024. That is not a retreat — it is a market where American demand remains substantial but is now sharing space with buyer groups that were far less visible five years ago.

Turkish buyers have moved from marginal to major

That is where the more significant shift is. Turkish buyers, moving capital out of a volatile domestic currency and economy, have become one of the most visible nationalities at the very top of the market. At the £15m-plus level specifically, Middle Eastern and Turkish buyers together are now expected to represent roughly one in three purchasers — a scale of presence that would have been unusual even three or four years ago.

For sellers with property in that bracket, this is not a marginal statistic. It changes who your agent should be talking to, which networks a listing needs to reach, and how a property should be presented and marketed.

Why this matters for how you sell, not just when

The practical implication is straightforward: a seller working with an agency that only has relationships in one or two of these buyer pools is competing with one hand behind their back. The buyer for a £4m Mayfair flat or a £20m Belgravia house is increasingly likely to come through a private introduction from a network spanning New York, Istanbul, and the Gulf — not solely from a portal listing aimed at the domestic market.

This is also why timing matters less than positioning. A property correctly introduced to the right international network can move quickly regardless of the wider headline market — while one marketed only domestically can sit, even in a market with genuine demand underneath it.

Over more than four decades in this market, the nationalities at the top have changed repeatedly — Gulf wealth, Russian capital, Chinese buyers, and now this US-and-Turkish combination. What has not changed is that access to the right buyer, at the right time, comes from relationships built over years, not a listing that happens to be live when a buyer starts looking.
