Selling an HMO is fundamentally different from selling a standard residential property. Understanding your buyer pool is the starting point for any HMO sale strategy. HMO buyers fall into distinct categories:

Valuation: How HMOs Are Priced

HMOs are typically valued using one or more of three methodologies:

1. Investment Method (Capitalised Rent)

The most common approach for investor buyers. Net annual income is divided by the target yield to arrive at a capital value. For example, a property generating £28,000 net income at a 7% capitalisation rate values at £400,000. The better your documentation of actual income and costs, the stronger this valuation holds.

2. Comparable Method

Comparing recent sales of similar HMO properties in the same area. Data availability is limited compared to residential comparables, which is why specialist brokers who track HMO transactions have a significant advantage.

3. Bricks and Mortar (Vacant Possession)

The underlying residential value with vacant possession — relevant when marketing to a broader buyer pool or when the investment value is below the residential value.
